We would proudly like to bring to your attention a tourist resort, located at the end of a fishermen’s village, streched across the coastline, alongside the road Kotor – Herceg Novi.
The resort spreads over a length of 270 m, alongside it’s own sandy beachwith two stone piers for tying yachts and a marina for boats.
The Boka Gardens has its own restaurant, three cafe bars, a shop, a recreational zone, a tennis court, a swimming pool, table tennis, a fitness club, all to the exclusive disposal of the resort residents.
The entire complex is equipped with all the necessary infrastructure, resident stone paved roads for pedestrian and car traffic, a resident parking zone and gardens with thriving Mediterranean plant life.
These Gardens were always popular among the local dwellers of this part of the bay rich with waterfalls and a favorable sun orientation.
The resort is planned to hold 32 terraced houses of which:
* 20 are apartment houses with 104 apartments, areas ranging from 42 – 110 m2
* 12 are family villas with areas ranging from 150 – 250 m2
All apartments and villas have separate entrances (from the resident roads or gardens), and balconies, all semi shaded to ensure privacy in the overall home ambiance, as they boast the focal point of family lifestyle during the summer.
The steep mountain on the foot of which the resort lies ensures a captivating panoramic view from each apartment and villa to the entire Bay of Risan and especially to the historic town of Perast and its two jewels – the church islands of St.George and Our Lady of the Rocks.
BOKA GARDENS is positioned in the Bay of Risan - one of the bays of the Boka Kotorska in a small fisherman village -Kostanjica.
Just across the bay, BOKA GARDENS overlooks PERAST, a medevial Venetian town founded in 1186 to guard the strait of Verige from enemy ships entring the Bay of Kotor.
The clear sea in our bay is abundant in delicious shellfish, shrimp and a variety of fish that forms the cuisine of Boka.
The captivating nature of Kostanica is, however quite untamable which probably explains why it remained untouched for all these periods of time.
